Best in Real Estate: $1B Children’s Healthcare of Atlanta hospital a key feature of new campus – Atlanta Business Chronicle

The more than $1 billion Children’s Healthcare of Atlanta pediatric hospital will be a centerpiece in the health system’s planned “healing environment,” built just for children, that is unique to the state of Georgia.

CHOA’s North Druid Hills Campus is the Mixed Use/Special Use Deal of the Year winner this year in Atlanta Business Chronicle’s Best in Atlanta Real Estate Awards.

CHOA is the largest healthcare provider for children in Georgia and one of the largest pediatric clinical care providers in the country.

Last November, Children’s Healthcare unveiled a proposed master plan for its new, 70-plus-acre North Druid Hills Campus. The plan was formulated with input from community members, patient families, physicians, nurses, employees and local government leaders. It will transform primarily older low-rise office buildings in the Interstate 85/North Druid Hills Road area into what CHOA describes as “a pediatric healthcare destination set in a healing, natural landscape.”

CHOA needs the new campus to keep up with population growth.

“We realized in 2016 that we would need to grow to overcome the space constraints at our primary campuses,” CHOA CEO Donna Hyland said. And, “We looked at this challenge as an opportunity to build a new hospital and campus that will allow Children’s to deliver better outcomes for Georgia’s kids, and foster a healthy, active community.”

The North Druid Hills project includes a $1 billion-plus hospital to replace CHOA’s current Egleston Hospital facility, located on the Emory University campus. The new hospital will have two patient towers, with 446 beds housed above a four-story diagnosis and treatment area. Plans also call for a clinical support building to be attached to the hospital.

The new Children’s campus will also boast more than 20 acres of green space, including paths and walking trails.

“Our campus will be a more than 70-acre healing environment built just for kids, which is a first for our state,” said Hyland, “and science shows that kids get better faster, and their outcomes improve, when they are in natural environments with fresh air and sunlight.”

The project also includes the 260,000-square-foot Center for Advanced Pediatrics, which is under construction with completion slated later this year.

Children’s anticipates investing more than $40 million to help improve public health and safety near the campus, including a redesign of the I-85/North Druid Hills intersection.

CHOA was named a Best in Atlanta Real Estate Awards finalist in 2017, with Emory University, for land assemblage in the area.

Children’s expects its Development of Regional Impact (DRI) review to take four to six months from the Jan. 31 submission. Construction will likely begin in 2020, with anticipated completion in 2026.

The City of Brookhaven annexed about 18 acres of the new campus late last year.

“Once completed, the Children’s Healthcare campus will be the majestic southern gateway into the City of Brookhaven,” Mayor John Ernst said.

DataBank And Georgia Tech Team Up To Develop New Data Center In Atlanta’s Technology Square

A new public-private partnership between DataBank and the Georgia Institute of Technology is in the works to deliver enhanced solutions to a growing and sophisticated Atlanta technology base.

DataBank, a provider of data center, cloud and interconnection services, announced it will develop a 94K SF data center in downtown Atlanta. Georgia Tech will be an anchor tenant, and university students will have the opportunity to work with advanced equipment and computing systems. The data center will enable students to gain research experience and work alongside business professionals.

The new data center enters the market as Atlanta continues to become a hotspot for data center real estate. As more companies relocate to the city, workers and their families are migrating to the greater Atlanta area. More people are using technology for work and play, and the need for reliable digital connectivity is higher than ever. To meet this increasing demand, companies and agencies have begun leasing space in data center facilities.

The industry initially saw data center investments in major markets including New York, New Jersey, Dallas, Chicago, San Francisco and Ashburn, Virginia. There is now increased need for data connectivity in emerging tech hubs like Minneapolis, Pittsburgh, Cleveland and Atlanta.

“We’re seeing much more demand in what we in the industry refer to as edge markets, which are essentially emerging cities like Atlanta,” DataBank CEO Raul K. Martynek said. “It’s all about finding markets with untapped potential.”

The new facility at Georgia Tech is part of Porter Holdings’ 645K SF mixed-use office complex at the university’s Technology Square. Students and faculty will have access to insights using the space’s high-performance computing center, which can provide information at a higher speed than the average computer. Georgia Tech will provide power for 50% of the development and plans to lease out the other half.

“This partnership will provide an opportunity to drive data further,” Martynek said. “The center will help Georgia Tech increase interaction with public and private actors in the Atlanta tech space. Another gratifying aspect to the partnership is that it is an opportunity to better prepare Georgia Tech students for their high-tech careers."

The partnership also gives DataBank the chance to expand its footprint in Atlanta. The engineering talent at Georgia Tech will be an integral part of the center’s success. The institution’s access to analytics and strong partnerships with the National Institutes of Health and the National Science Foundation will help DataBank drive innovation in the industry, Martynek said.

"Technology Square represents a significant investment by Georgia Tech, the City of Atlanta and the State of Georgia to create and advance a vibrant technology ecosystem around the university,” Georgia Tech Executive Vice President for Administration and Finance Steven Swant said in a statement. “The data center is at the core of that effort."

This development is only the beginning. Just about every industry is using data, analytics and software in one way or another, Martynek said. The continued growth of data centers in cities across the country is proof that demand for connectivity is not slowing down. The acceleration of cloud adoption is expected to double the size of the data center industry over the next five years.

Martynek will be speaking at the Data Center Investment Conference & Expo Southeast in Atlanta. Find out more here.

Atlanta Schools Make Decision On Thursday Classes

ATLANTA, GA — Atlanta Public Schools will remain closed for a second day on Thursday, with frozen roadways and bitterly cold conditions in the metro area expected to last at least another 24 hours.

On its website, the school system said the decision was made in conjunction with Gov. Nathan Deal’s decision to close state offices for a second day as well.

APS Superintendent Meria Carstarphen announced the decision on Twitter, saying extreme cold temperatures and icy road conditions are expected to persist and that holding school would not be safe for staff, students or school buses in the metro area.

Wednesday morning, the Atlanta Police Department said it had worked 93 traffic accidents since midnight — seven of the with injuries. Deal had issued a state of emergency late Tuesday for 83 counties, spanning much of north and central Georgia, urging Georgians to stay off of roads that iced up in freezing temperatures overnight.

Most areas of north and west Georgia received up to an inch of snow Tuesday afternoon and overnight, according to the National Weather Service. Shortly before 1 p.m. Wednesday, the temperature in Atlanta was still a frigid 18 degrees, according to the National Weather Service.

Jonathan Rose, Columbia to Complete $18M ATL Redevelopment

Rendering of Edgewood Court redevelopment

A partnership between Jonathan Rose Cos. and Columbia Residential has purchased a 204-unit apartment community in the Edgewood neighborhood of Atlanta. Edgewood Court Apartments is fully affordable, with all units designated for people at or below 60 percent area median income.

Jonathan Rose partnered with Columbia Residential as a co-owner, co-developer and long-term property manager. The two companies have an $18 million capital budget for the redevelopment of Edgewood Court. Financing will be provided by Georgia Department of Community Affairs through an allocation of 4 percent Low-Income Housing Tax Credits and tax-exempt bonds issued by Invest Atlanta. The property was constructed in 1950 and received renovations in 1981. All of its units are part of the federal HUD Section 8 program. The federal contract will be renewed for 20 years.

“At a crucial moment when Atlanta and the rest of the country is facing an affordable housing crisis, it’s more important than ever to create and preserve quality and affordable communities for an undeserved population. We’re committed to delivering sustainable, state-of-the-art housing and accessible community services that will enhance lives and serve families for years to come,” said Jim Grauley, co-founder & partner at Columbia Residential, in a prepared statement.

Upcoming features

Edgewood Court currently comprises 62 one-bedroom, 119 two-bedroom and 23 three-bedroom units.

The new owners’ renovation plan focuses on energy conservation and sustainability measures certified by Enterprise Green Communities. Upgrades will include:

18 additional ADA-accessible units New amenities like a fitness center, computer lab, community garden and a playground. Repaved roads and walkways New roof and gutters

Construction will begin in the first quarter of 2018 and is slated for completion in early 2019.

Located at 1572 Hardee St., Edgewood Court is near multiple recreational destinations, such as parks and a soccer field. There are also nearby bus stations and a subway station can be reached in about 20 minutes. The intersection of Moreland Avenue and Caroline Street presents multiple shopping and dining destinations, less than a mile away, while downtown Atlanta can be reached in about 10 minutes.

“Edgewood Court represents a terrific opportunity to work with residents and local stakeholders to revitalize and preserve this community amidst a rapidly transforming neighborhood,” said Nathan Taft, managing director of acquisitions at Jonathan Rose Cos., in a prepared statement. “We are pleased to work with Columbia to further our mission in Atlanta and to have received the support of Invest Atlanta and Georgia DCA to purchase and transform the property into a community of opportunity.”
